Most residential leases in Ontario are for one year, after which they convert to month-to-month automatically. The standard lease form is provided by the Ontario government and covers all key terms including rent, utilities, and rules.

Ontario landlords can legally collect first and last month's rent as a deposit. Last month's rent is held until your lease ends and applied to your final month. They cannot collect a separate security deposit.

Under Ontario's Residential Tenancies Act, a no-pets clause in a lease is unenforceable. Landlords cannot evict a tenant solely because they have a pet. However, you can be held responsible for any damage caused by a pet.

This varies by unit. Always clarify before signing what utilities (heat, hydro, water), parking, locker, and internet are included. Get it in writing in the lease.

Tenant insurance is not legally required in Ontario, but many landlords require it as a condition of your lease. It covers your personal belongings, liability, and additional living expenses if your unit becomes uninhabitable. It's typically inexpensive and strongly recommended.
